Choose the right register
Chile has two registration routes. The Registro de Empresas y Sociedades (RES), known as “Tu Empresa en un Día”, operates nationwide for companies using the simplified procedure under Law 20.659. It covers companies formed in, or migrated into, that system. Local Registros de Comercio operate alongside it. An unsuccessful RES search therefore does not exclude a valid registration in the traditional system. [1] [2] [16]
For the traditional route, this guide describes the documented services of the Conservador de Bienes Raíces de Santiago (CBRS). Its jurisdiction depends on the municipality and does not cover all of Chile. Financial regulator CMF provides an additional route to published financial filings for supervised entities and issuers. [9] [17]
Search by RUT, legal name, act date or registration date; no login required for search.
Free registry certificates through ClaveÚnica authentication.
Check the CVE of a received certificate or registered act.
Search the local registry index with an account; check jurisdiction first.
Order form and fee for the first entry with marginal annotations and continuing existence.
Find company profiles, financial filings and other published information.
Distinguishes the public supplier card from the declaration available to government buyers.
Names and abbreviations explained
- RESRegistro de Empresas y Sociedades
- Nationwide electronic register for entities using the simplified registration procedure. “Tu Empresa en un Día” is the familiar portal name. [1]
- RUTRol Único Tributario
- Chilean tax identification number. Use the company’s RUT when searching for it; a personal RUT identifies the user when logging in. [8] [4] [2]
- ClaveÚnicaGovernment digital identity access
- Personal access to Chilean public services. RES uses it for authentication and does not require a separate RES account registration. [4] [7]
- CBRSConservador de Bienes Raíces de Santiago
- Registry office handling real-estate registers and the commercial register within its local jurisdiction. [9] [12]
- Foja / número / añoRegister page / entry number / year
- Three details identifying a particular traditional-register entry. Document orders require this reference rather than the company name alone. [10] [12]
- CVECódigo de Verificación Electrónica
- Electronic verification code for an RES document. Certificates carry it at the end of the document. [6]
- CMFComisión para el Mercado Financiero
- Chile’s financial market regulator. Its company search covers supervised entities, not every business in the country. [17]
- EIRLEmpresa Individual de Responsabilidad Limitada
- Individual limited-liability enterprise, one of the legal forms supported by RES. [1]
- SRL / Ltda.Sociedad de Responsabilidad Limitada
- Limited-liability company. These abbreviations can appear in its legal name. [1]
- SpASociedad por Acciones
- Company with share capital. The RES shareholder service has separate role and access rules. [1]
- S.A. cerradaSociedad Anónima Cerrada
- Closely held corporation, a form that can use RES. [1]
- SAGRSociedad Anónima de Garantía Recíproca
- Mutual guarantee company, a special form listed by RES. [1]

Search step by step
Find an RES company and obtain evidence of its registered position
Open “Buscar actuaciones”
Choose “Registro Sociedades”. Search using the company RUT or legal name (Razón social). Alternatively, the form provides a single act date (Fecha de actuación) or registration date (Fecha de registro). The portal explicitly says that this search requires no login; its form includes a CAPTCHA. [2]
Check the registration route
RES search only covers companies formed in, or migrated into, RES. A traditional registration requires the competent local registry. Check for a possible migration before drawing conclusions from an unsuccessful search. [2] [16]
Select the appropriate certificates
Open “Obtener certificados” and log in with ClaveÚnica. Choose “Estatuto Actualizado” for legal formation and the current constitutive instrument. Add “Vigencia” for continuing existence and “Anotaciones” for the related annotations. All three certificates are free. [5] [4] [3]
Verify the received file with the registry
Open “Verificar certificados” and enter the CVE at the end of the document. For an act or annotation, find its individual CVE in the “Historial” of the Estatuto Actualizado. Verification covers documents issued by RES. [6]
Order a traditional-register document in Santiago
Identify the competent local office
Compare the company’s registered municipality with the CBRS “Jurisdicción” page. For a location outside its coverage, follow the page’s referral to other registry offices. Do not assume Santiago’s tariffs apply elsewhere. [9]
Find foja, número and año
The “Índice del Registro de Comercio” supports the three registration references or the company name. CBRS requires login for this index. Its account registration requires a RUT, address and mobile number with the fixed +56 9 prefix, among other fields. [10] [11]
Use the correct underlying entry
The incorporation copy with continuing existence requires the first entry at this registry office. Following a move, that may be the registered-office transfer; following a change of register, it may be the migration. A later name change or power of attorney is not the correct reference for that order. [16] [12]
Check the document and fee in the order form
Enter foja, número and año, then select the number of copies. Use “Agregar al Carro de Compras” to add the order to the cart. For evidence of a power of attorney, use the power’s entry and name the relevant person in “Observación”. Check additional pages and any optional documents before paying. [12] [15] [13]
Find published financial statements at CMF
Search for the supervised entity
Open the “Buscador de entidades supervisadas”. Enter the full name, part of the name or the RUT without dots or a hyphen. Select the result with the appropriate entity category, such as “Emisores de Valores de Oferta Pública” for public securities issuers. [17] [18]
Select the period and reporting basis
Open “Información Financiera”. The controls include quarter-end month, year and “Consolidado” (consolidated) or “Individual” (separate accounts). Also choose the available accounting standard. For a December year-end, select month 12 and the required year, then click “Consultar”. [18]
Distinguish the files and reports
The results provide financial data and links to “Estados financieros (PDF)” and “Estados financieros (XBRL)”. XBRL is the structured data format. “Memoria Anual” is a separate annual-report tab. Check the period and reporting basis in the file before comparing figures. [18]

Which register covers the company?
RES is a nationwide register for the simplified procedure. Its public nature does not make it a comprehensive index of every traditional commercial register. The search notice expressly limits results to companies formed in, or migrated into, RES. [1] [2]
Traditional registrations depend on local jurisdiction. CBRS lists the municipalities it covers on its jurisdiction page. Examples include Santiago, Providencia and Las Condes; consult the full list there. [9]
Accounts and access from abroad
The RES “Buscar actuaciones” search is intended to work without an account. The certificate route instead leads to login. Current RES guidance specifies ClaveÚnica only and does not require separate RES registration. Free certificates and anonymous downloads are therefore different issues. [2] [5] [4]
The current ClaveÚnica FAQ allows Chilean citizens or residents in Chile with a valid Chilean identity document who are older than 14 to obtain this access. For people living outside Chile, it describes obtaining an activation code at a Chilean consulate using the identity card. [7] [4]
CBRS uses a separate account. Its registration form requires a RUT, name, address, email and mobile number with the preset +56 9 prefix. If you do not have the required details, contact the registry using the contact information on the document page to ask about the appropriate ordering route. Having ClaveÚnica does not itself provide a CBRS account. [11] [12]
The public CMF workflow reaches visible financial data and download links without login or payment. Its search covers supervised entities. [18] [17]
Fees and the purpose of each document
RES issues its certificates free of charge, including the combination of Estatuto Actualizado, Vigencia and Anotaciones. The authority explains that together these perform the evidential function of the traditional incorporation copy with marginal annotations and continuing existence; their contents are not identical in every detail. [3]
CBRS charges CLP 4,600 for the incorporation copy with marginal annotations and continuing existence, and CLP 2,600 for an amendment copy without continuing-existence certification. A separate company-existence or continuing-power certificate costs CLP 2,300. Each base fee covers up to three pages; each additional page costs CLP 300. [12] [13] [14] [15]
The CBRS document pages give no fixed document validity period. They do note that banks commonly require an updated version after 30 days. Check the receiving institution’s freshness requirements. [12] [14]
Shareholders and beneficial owners
The RES “Registro de Accionistas” is not an unrestricted ownership search. Access is reserved for authorised shareholders, managers, administrators or specifically empowered representatives. The complete “Libro - Certificado de accionistas vigentes” can be downloaded by the general manager or, where there is none, the administrator. A shareholder using their own access can obtain only evidence concerning their own shares. [1]
The “Certificado de trámite de inscripción” records the signed application while management approval for inclusion in the shareholder register remains pending. [1]
For state suppliers, ChileCompra maintains the separate Registro de Proveedores. The authority describes a simplified public Ficha Proveedor for guests. Its access guidance places the declaration containing beneficial-owner information in the government buyer’s Mercado Público workspace. The guest view must therefore not be equated with unrestricted access to the full declaration. [19] [20]
Where to find annual accounts
RES certificates evidence the company’s legal position. For financial information about supervised entities, CMF provides the separate research route. Reporting periods and separate or consolidated accounts can be selected individually. [3] [18]
The CMF issuer view provides financial data with PDF and XBRL references, alongside supplementary items such as Análisis Razonado, the explanatory financial analysis. First check whether the entity falls within CMF supervision. [18] [17]

CBRS: guide to selecting the correct first entry
Short official guidance explaining when a registered-office transfer or migration is the relevant first entry, and which later entries do not qualify. An ordering aid, not a completed company extract. [16]
Avoid common mistakes
- The target company’s RUT and the personal RUT used for login serve different purposes. [8] [2] [4]
- An unsuccessful RES search does not cover the traditional local register. [2] [16]
- A continuing-power certificate requires the power’s entry reference. The incorporation entry is not automatically sufficient. [15]
Frequently asked questions
Does RES search cover all of Chile?
It operates nationwide for the simplified RES procedure. Companies following the traditional procedure are recorded at the competent local commercial registers. Start with RES; if the company is absent, check the registration route and registered office. [1] [2] [9]
Which documents establish formation and continuing existence?
For RES, the authority specifies Estatuto Actualizado together with Vigencia. Add Anotaciones where annotations are required. In the traditional system, the incorporation copy with continuing existence and, where applicable, marginal annotations performs this evidential function. [3]
Can I retrieve documents myself from outside Chile?
RES search is intended to work without an account. Certificates require ClaveÚnica, whose prerequisites include a valid Chilean identity document and the personal eligibility described in the government FAQ. CBRS uses a separate account requiring a RUT and Chilean mobile-number format. The described public CMF financial-research route requires no login. [2] [4] [7] [11] [18]
Are the owners of an SpA publicly visible?
The RES shareholder service is restricted by role. A personal shareholder certificate shows only the holder’s own shares; the complete certificate is available to authorised management. It is not a generally public beneficial-ownership search. [1]
How do I check an RES document someone sends me?
Use Verificar certificados with the CVE at the end of the document. Acts and annotations have their own CVE in the Historial of the Estatuto Actualizado. [6]
